Global REIT

Global REIT - Real Estate Investment via Blockchain.


GlobalREIT is the first real estate investment trust (REIT) based on the blockchain and their goal is to create a global real estate investment portfolio that will offer additional benefits than a traditional REIT by intertwining REITs to the Block Chain Technology. It is a new ICO that will allow investors to access real estate investments without the barriers facing them and the idea is to be paid a monthly dividend to all token holders. It will consist of many Assets Under Management, and first they will start offering at its home base in Dubai then will expand worldwide.
The key targets for the platform are cryptocurrency investors who want to simultaneously invest in real estate and earn regular dividends and real estate holders seeking to exit into a liquid market anchored by cryptocurrency. Global REIT will make use of blockchain so the stakeholders can be - a crypto investor looking for stable dividends; a crypto investor seeking to invest in real estate assets; Real Estate Asset holders looking to exit into a liquid market in the crypto domain; REITs who would like to take advantage of an already established block chain framework.
They will utilize a 2 token model - GRET and GREM - which act as fund management shares and asset management shares. The whole process is controlled by smart contracts which facilitate the sale of real estate assets for cryptocurrencies as well as investments into the fund by means of crypto/fiat.
The concept, design, and development were started in 2017. Then in January 2018 was the company formation and to June 2018 was created the blockchain technology platform, the Pre ICO, and Public ICO. The acquisition of 1st asset in U.A.E. will be in June 2018(Hotel Asset of approx. USD 75 million), then in August will be acquisition of 2nd asset in U.A.E. (Residential Building of approx.$ 225 million) and acquisition of 4th asset in the UK will be in December 2018.
The ICO of Global REIT will offer Dual Utility tokens to its subscribers – 1. Global REIT Fund Manager Token (GREM) and 2. Global REIT Asset Token (GRET). The start date of Pre ICO of GREM and GRET token is 1st May 2018 and the closing date is 31st May 2018. The number of available GREM tokens is 57,857,143 and for the GRET – 12,150,000. The price per token for GREM is USD 0.070, for GRET USD 1.000. The public ICO for both is on 1st June 2018 and ends on 30th June 2018. GREM available tokens – 21,428,571 and GRET – 4,500,000. The price per token is the same as in the Pre Ico. They are accepting ETH, BTC, Fiat. The minimum investment is 100 USD. The soft cap is 5,000,000 USD, the hard cap 20,000,000 USD. The restricted areas are Japan and USA.

So the development of Global REIT will be interesting because as we have understood it is the first crypto-based REIT to be launched in the world. It is good that it works on the same mechanism as traditional REITs because some already know this model and it makes the process more clear. Another plus is that GRET token will pay out dividends monthly to its subscribers and other of the advantages of the platform is that it is offering investors exposure to global real estate markets without the necessity of acquiring an entire property and shift the management and compliance obligations to the fund management.
